- very relaxed owners who made us feel welcome.
“A comfortable family run hotel with a relaxed but efficent way of looking after guests. We stayed one night only but would stay again and have recommended already to friends. A good area of town but not far from main facilities.
An unexpected snow fall overnight added to the charm of Downs Edge.”

- Very warm ,friendly and wecloming people
- Hotel's cancellation policy differed from that mentioned on the website. The hotel cancellation policy is 3 days; the website is 2 days.
“This hotel was very comfortable and unpretentious. The room was well furnished, comfortable bed, well heated (and ventilated) with a lovely view, The breakfast was excellent, with a wide choice and homemade preserves.”

- A nice piece of Old England with plenty of modern facilities.
- No direction signs in Hollybush Lane or Savile Road
“There are no complaints worth pursuing.
I had some trouble finding the hotel, but was given helpful directions over the telephone.
No further comment needs to be made on this matter since I now know where the hotel is!”

- Combined elegance with comfort and practicality. Superb breakfasts. Friendly and helpful people.
- Difficult to find.
“I was really pleased to discover this hotel, in beautiful surroundings, away from the city centre, but convenient for where I wanted to be. They do not do evening meals, but were happy to recommend a selection of restaurants within easy walking distance. I enjoyed my stay, and would certainly book there again.”

- Character, personal service and quiet room. Breakfast up with the best I've had in UK B&Bs.
- Tricky to find, very discreet signpost outside! Directions OK however.
“B&B with character, felt more like a guest in somebody's home than a visitor. Homemade preserves at breakfast and the variety on the breakfast menu were excellent.
Rooms clean, sheets pressed and very thoughtful touches in the room such as snacks and shampoo in the bathroom were welcome to the weary traveller! Decent pressure shower.
Pleasant parkside setting well away from noisy roads. (Make sure you bring a copy of the directions as signage is discreet!) Very handy to the University, particularly Wills Hall.”
