• Nice location, some comfort.
• Room was small, carpet and walls are quite dirty or worn out.

“On the first few elegant setting, but our room was relatively small, the walls and the carpet were covered with stains, scratches and other traces of long usage. The bath room however was in relatively good shape. The restaurant in the patio is extremely beautiful, but the service is not up to the standards of a 5 star establishment. The prices in general are prohibitively high, but do not match to the services provided.”

• The rooms could use light updating/refreshing.

“This hotel is in a great location with easy walking access to most of the major attractions in Rome. The hotel was pleasant overall but I do think it would benefit from some light updating/refinishing. There were numerous old water stains on our ceiling, some large gaps in the tile in the bathroom, and the carpets were showing their age. The staff was helpful when asked questions but they did not have the level of enthusiasm that I have experienced at other deluxe/luxury hotels. Most of the aforementioned are minor details, I would gladly stay at this hotel again on my next trip to Rome!”

• Hotel is very old, has unappealing entrance and we had a very small room.

“I think this hotel has seen better days. It could use a renovation. Also, Via Sistina near the steps where the hotel is located has a lot of construction going on and is not particularly attractive.”

• The location to the Spanish Steps is incomparable!
• Very limited parking and overnight parking prices out of this world.

“For the tourist, this hotel is in a great location. The staff were very accommodating. Parking is limited and very expensive. Room service food is just ok. Overall our experience was great and we would recommend this hotel.”

• The most comfortable bed and excellent bathroom. Staff service was exceptional.
• We had to pay 23 Euros for 24 hours of wireless internet service.

“The location is great just a few yards from the top of the Spanish steps and the Spagna Metro stop. The staff is extremely helpful and always ready and willing to help you. The room was of average size by American standards but roomy for European standards. The bathroom was huge by European standards and was all marble and beautiful. The shower/bath had a normal shower head and a separate handheld shower head that could both be used at the same time. We loved this hotel!! Only wish the Wireless internet was free.”

• Front-desk staff and general quality of the facility.

“This hotel is in major need of a renovation, both in front desk staff and facilities. My introduction started off on the wrong foot as I was checking in next to an angry French man, then the front desk clerk tried to up-sell me to a room on a high floor, which I declined only to find that we were already booked into a room on the top floor (sleazy attempt to get more money out of me). The hotel was very busy and always cluttered with luggage and people everywhere. There was a noticeable odor throughout the hotel that I found somewhat offensive. The room was cozy and comfortable, but in general need of renovation.”

“This hotel is in a great location and it's architecture is was you dream of when you think of Rome. With its beautiful outdoor patio and garden with a fountain. Right at the top of the Spanish steps. Great service and luxurious rooms.”

• Superb location with warm atmosphere in lobby and room.
• Room small for a 5 star, coffee in room or lobby a must and did not have.

“We wanted to stay at Central Rome and it was a marvelous location. We had stayed at the Grand Flora for 4 days the previous week and I liked that they had coffee in the lobby in the morning. We always left early to start our day and never had time for breakfast and coffee is a must. The Intercontinental was very nice but the room was tight to walk around the bed with two people. We were in room 410. It did have a balcony which was lovely and overall it was an excellent choice for our last two evenings in Rome. I would highly recommend the hotel.”

“This is a fantastic hotel in a fantastic location. Much more reasonably priced than the hotel next door and with the same quality of service. Hotel roof patio and lounge were comfortable. Concierge staff is very friendly and helpful and go the extra mile to help you enjoy Rome. Highly recommended.”

• The service at the front desk and concierge was fantastic.
• It was slightly difficult to find all the amenities in the building (terraces, etc.) but that is probably because of its age.

• The staff was customer friendly.
• The business center is listed on their wed site as complimentary. When getting to the hotel there is a hefty charge.

“The hotel was nice and the staff very accommodating. However, this hotel would be great if listed as a four star and not a luxury five star. I paid for what I thought was a five and only got a four star hotel. Also, for a supposedly five star hotel in Europe, I should have never gotten a king bed that was actually two twins put side by side. Very uncomfortable seem down the middle. I understand this is common in Europe, but not at a luxury class hotel.”

• Hotel charged an abusive price for a few (around 5) local call (average 2 min).

“Great location, a very clean property and a beautiful old building. There were no newspapers and very few amenities. Lobby is not really nice. On top of that, it charges local phone calls at a very high price per minute (more than a euro a minute). This is stealing without shame.”

• 400 years old so very beautiful, top of Spanish steps.
• On busy street.

“The hotel was wonderful. We ate several meals there, and it was very good. The room was small but very comfortable and clean. Nice view of the courtyard outside the window. The location is great. There are 136 steps on the Spanish steps, so you have to do a lot of step climbing, but it is located by all of the great shopping. We walked everywhere from the hotel. Staff was very friendly and helpful. We would recommend, and stay there again.”

“Terrific location, excellent service, very comfortable king bed, good amenities, was upgraded to a balcony room for our 30th wedding anniversary, they left champagne for us upon arrival. Concierge recommended excellent restaurants (all close by). We paid a higher price than we normally do when we travel, but it was well worth it.”

• Rooms were too small- it was not a 4 or 5 star hotel expectation

“Staff was very nice, good location right above Spanish steps above via condoti (the upscale shopping street). While we did not mind going up and down the hundreds of steps, I could see it being a problem for some visitors. Rooms were clean, but a bit too small for the price and the star rating. Depending on your room location, your view could be very nice or overlooking an ugly construction area (we had 2 rooms one faced the right way and the other very bad view). overall experience was positive.”

• Room was very small. Noisy. Service very slow.

• The staff was quite nice; location was good, very comfortable bed.
• Room was a bit worn looking, two twins pushed together.

“For the price we paid, it was good value considering how expensive hotels are in Rome. Located at the top of the Spanish steps, close to bus routes, lots of little cafes and shops. Staff was very nice. Our room was quite small but we expected this based on previous reviews.”

• The hotel staff was very accommodating.
• I did not like having to climb the Spanish steps every time I wanted to leave and return to the hotel.

“The hotel staff was excellent and the accommodations of the hotel were relaxing. The bed was comfortable and the bathroom was a decent size. However, the room size in general was pretty small for the price. However, this is likely in all the hotels in Italy. Claming up and down the Spanish steps to get to/from the hotel was a bit taxing on the body, but, be prepared to do a lot of walking in Rome anyhow. This hotel was pretty close to all of the main attractions.”

• The food prices felt like legal robbery without a gun.

“I enjoyed the location of the hotel. It's located at the top of the Spanish steps and is a great central point to tour the city. I did think they overcharged for everything and I was disappointed that my room service staff would add extra money to my gratuity line (tip) so they could get extra money. I had to really go through my bill at check out to confirm the charges. Additionally, they take a 10% tip (automatic) for checking you out on the day of your departure. The food was very over-priced and not worth eating. I would tell you that the location is great, but save your time and money on food by going to the local coffee shops and restraints to eat and drink and then you will be very happy with this pick.”

• All the English speaking channels were news only.

“The hotel location can not be beat. At the top of the Spanish steps you are really in the heart of Rome. The rooms are fair sized. The linens excellent. Our large bed was actually two beds pushed together, but as we were so exhausted from sight-seeing, this wasn't a problem. The bathrooms were lovely and decorated with marble.”

• The cost of services in the hotel was very high.

“A very comfortable and well located property. The staff is very helpful especially at the concierge. Having said all that the food and liqueur services in the hotel were extremely expensive, an example of which were the cocktails which were 16 euros each for just a vodka and soda. Other than that a very pleasant experience.”

• Staff was very friendly and prompt.
• The room was very small. The toilet in the bathroom had a foul odor probably from the sewer. I don't believe it was vented properly.

“For location this property can not be beat. The hotel staff was very kind and courteous. There were very little in the way of amenities. Our room was on the street but it was very quite nonetheless. I would stay there again particularly for the location.”
