“An aged former Hilton, this hotel's main advantage is its shoreline location. Additionally, many of Kailua/Kona's main street attractions are within walking distance. Having to pay for parking was annoying.” Jun 18, 2007 by
Matthew from West Islip, NY
“This is the worst hotel experience I have ever had including 3rd world countries. Room was very dirty with mold all around, broken fixtures and cigarette burn everywhere. The smell of their rooms was awful and reminded me of a dank basement. Ac unit leaked on my spouses head while using bathroom. Changed rooms only to get same exact thing. When I asked about a clean room I was offered to spend $20 more per night for a renovated room. I would never stay there again and never recommend it to anyone.” Jun 7, 2007 by
John from Aiea, HI
“Hotel was adequate. My room was not in the main alibi tower, but in a neighboring building. My building was apparently being remodeled. The carpet was old and stained with outdated furniture. The bed was quite old and not comfortable. The location was excellent with nice public areas on the property.” 1 of 1 people found this review helpful.Jun 7, 2007 by

“The resort was nice. After being told that the room we had purchased was in a building being renovated, and that we would have a garden (actually a parking lot) view. The room we chose was very nice and had an excellent view.” Jun 6, 2007 by
Steve from Sacramento, CA
“This hotel has three towers. Two of the towers are remodeled very nicely. The third is very old. They originally booked us in the old tower and required an additional fee if we wanted to stay in the newer towers. We got to our room and the moldy smell was so bad that we called and complained. They upgraded us for free into one of the beautifully remodeled towers. The rest was perfect from there!” May 16, 2007 by
Clarence & Joey from Yuba City, CA
“We were there from 7-12 May 2007. We loved the ambiance of the hotel, surrounding grounds, location, etc. We would definitely recommend this. Overall the hotel was clean just the daily room service was a little lacking. We met wonderful people from many locations. Even to drive to the Volcano, Black Sand Beach, Hilo, etc was no problem. A rental car is recommended if one wants to do things at their own pace. Hopefully, we will have the opportunity to go back again. There are no microwaves in the rooms. Snorkeling at the Refugee is a must!” May 9, 2007 by
Peter from Buckley, WA
“This hotel has an interesting futuristic 1950s-60s architectural design that, once renovations are complete, will be a great asset. The hotel is located in a very walk able waterfront area with shops and restaurants. Parking fees are reasonable for the area at $10/day. My room was spacious and adequately clean and comfortable. New carpeting, countertops, and bathroom fixtures had been installed, but some of the furniture was oversized and awkwardly placed. This had the effect of making the room feel darker and smaller than it really was. Wireless internet service is available for a fee, but service was spotty and I often ended up sitting in the lobby to get a signal. My room was in the lagoon tower which is undergoing a phased renovation. As a result it has some nice point, but also a number of drawbacks. The balcony on in my room had a rusty railing and was covered in ancient outdoor carpeting. It is possible to move from balcony to balcony in this building, and this made me a little uncomfortable with the security of the room.” Nov 19, 2006 by
Lucas from Washington, DC
“This hotel had a great location in town and on the ocean but needs to be modernized. Rooms were very old and unattractive.” Nov 1, 2006 by
Sheila from Hilo, HI
“Good location and priced right for a non fancy functional hotel.” Sep 11, 2006 by
Dawn from Roseville, CA
“The hotel was quite nice for the price. we stayed in the Alii tower which has been renovated so I cannot comment on the older towers. The location was great and restaurants and shops were within walking distance.” Apr 3, 2006 by
Steve from Billings, MT
“Not the greatest.” Apr 3, 2006 by
William from Santa Cruz, CA
“Had a pleasant stay there and was upgraded due to a water leak.” Mar 27, 2006 by
Jean from Chinle, AZ
“Probably nice in the past, and showing signs of trying to rehabilitate itself, but its old and it shows and the general neighborhood is overrun with young druggies and hoodlums. We spent a week in Hawaii, and this was the worst place that we stayed. Didn't like Kona, didn't like the hotel, won't be back.” Mar 7, 2006 by
Clifford from Estacada, OR
“We used this hotel in the past and were surprised by the parking charge. Otherwise we were pleased.” Dec 19, 2005 by
Pat from Napa, CA
“They are going through a remodel so perhaps the rooms will improve. They have very old fixtures, furniture, etc.” Nov 29, 2005 by
Andy from Alexandria, VA
“Located at the other end of kailua-kona from the king kamehameha hotel, which has gone down in quality drastically, this hotel has maintained itself better, but has some of the same problems as the King Kam, guests have to pay for parking, there is no room service, and it's under renovation that has disrupted some of the floors. On our floor the room was quite nice and the view was unexpectedly beautiful. The food in the restaurant was above average at somewhat high price, but it was on the water with those winter waves crashing in.” Nov 14, 2005 by
Doug from Redding, CT
“Hotel being renovated. my room pre renovation tired Holiday Inn decor. Terrace door didn't open. Asked for it to be repaired, told it would be. It wasn't. Phone didn't work on arrival, replaced. No broadband internet access, even at additional fee. Internet cafe on premises, but very public, not conducive to prolonged usage. New checkin out system staff not trained, system not de bugged.” Jul 28, 2005 by
Bandar from Honolulu, HI
“The hotel in general is good but it needs some renovation. It includes repainting the rooms and room balconies as well as changing the furniture (bed, coffeemaker, and mini-fridge).” Jul 22, 2005 by
Melissa from Fernley, NV
“The rooms were nice and had a good view. The location is right on the water and they have a private lagoon for swimming. At the time I was there they were in the process of remodeling. This should make some of the older amenities more modern. I do hope that they include a business center in the remodel to accomodate the traveler who wishes to check their email.” Jun 29, 2005 by
Claire from Centennial, CO
“This hotel is in a great location in Kailua along the main street of tourist activities. It certainly must have been top-notch when it was constructed but now is in some disrepair and is quite dated in its decor. They say they are renovating it, but I saw no evidence of this. All in all a good place to stay, but would be greatly improved by renovations.” Apr 21, 2005 by
Mike from Hazelwood, MO
“Rooms were moldy and damp, found lots of little dead bugs on counter tops every morning, mattress was very hard and difficult to sleep on. Air conditioning only cooled room down 5 degrees, and made it even more humid. ” Apr 19, 2005 by
Ted from Minot, ME
“The hotel must have been beautiful 30 years ago. It is now undergoing some renovations. The rooms were old, furniture worn, carpets worn, and the outside of the building had chunks of concrete missing.” Mar 15, 2005 by
Cheryl from Schaumburg, IL
“This was a 2.5 star hotel. Describes this type of hotel as tasteful accommodations, casual and welcoming public spaces and well-appointed rooms. This couldn't be further from what we got! If they didn't charge my credit card already' I would have left! The room was from the seventies, which would have been fun, except they never kept up with cleaning it. Our linens were dirty with stains on the pillows and sheets. We had a cockroach in our bed; everything had a film on it. I slept on my beach towels with the lights on the entire night! The bathroom was worse, mold in between the shower tiles; wallpaper falling off the walls and mirror was nasty --the top portion was all rust. The women at the front desk didn't seem surprised or bothered with the condition of our first room. We were issued a second and it was just as bad! ” Feb 21, 2005 by
Bob from Mission Viejo, CA
“Terrific location; friendly staff; but needs renovation badly before I would ever go back.” Jan 22, 2005 by
Rick from Honolulu, HI
“The property is outdated, with a few thousand dollars per room, it would be a world-class 5 Star resort. The rooms are large, and have some exquisite furnishing, great lanais, in room wet bars and the property is well located. The bathrooms are 30 years old and show it.” Jan 17, 2005 by
Gerald M. from Veradale, WA
“Beautiful oceanfront setting with awesome public areas. Waterfront pool and restaurants a plus. Easy walking distance to downtown Kona. The luau is wonderfully cheesy fun and has an open bar. Jan 15, 2005 by
Michele from Bellingham, WA
“If you are looking for a great location to the down town strip(food and shops) w/o being right in the middle of the bustle this is the spot for you. However I do not recommend the luau at this hotel, not worth the money. The rooms here could use some remodeling due to mold/moisture in the bathrooms and overall smell in the room. No hot tub!!!!” Jan 11, 2005 by
Reinhold from Birmingham, MI
“It seems that the Royal Kona Beach Resort used to be a great Hotel, however, they somehow missed to keep up with the time and it needs serious renovation! The location is really great, the restaurant good and the staff is friendly and helpful. Overall a good experience.” Dec 5, 2004 by
Gladys K. from Prescott “Great location. Open air lobby--great! Activities such as tennis were well organized. Rooms were not as great as I had hoped. Rooms looked tired and needed upgrading. No access to good beach but beautiful swimming pool and lounge area next to ocean. No wireless internet service.” Sep 4, 2004 by
Steven M. from Monticello, MN “The hotel was a little aged - they said it had been recently remodeled - not sure where the dollars went. But to be quite honest - it was a decent place, and what you want in a more affordable hotel - large clean rooms. Our biggest complaint would have been all the noise from nearby bars - bands playing every night until Midnight or later, and no way to escape the beat.” 0 of 1 people found this review helpful.Hotel Representatives:
