• Great location.
• Dirty public spaces.

“The hotel was being renovated and the public spaces were very dirty, but the location was fantastic and the staff nice and helpful.”

• The staff was incredibly friendly and helpful. The rooms were stylish and well appointed.
• The room was not well set up for business travel - no desk.

“This hotel has recently undergone renovations to update and modernize the facilities without removing the charm and funky feel. The new rooms are well equipped with hair dryers, rain head showers and clean modern bathrooms. The rooms still have an interesting, 50's flair but are small - as with most boutique hotels. The room still required final touches - more shelving in the bathroom and better work facilities; but all in all, a good hotel.”

• The location was perfect close to my meetings and union square.
• Room, bed, carpets, construction going on, fire alarm going on.

“This hotel was a nightmare, you did not tell me this hotel was in construction, the fire alarm went out and had to evacuate i lost one appointment i had because of this evacuation, the bed were old, the elevator was dirty,
I have to pay for parking.”

• Location.
• Was under remodeling construction, elevators were held up by construction crew, dirty elevators, carpeting dirty and worn, slow ice machine.

“Worst looking hotel I have ever stayed at. Dirty, noisy, under reconstruction.”

• The hotel staff, lobby, the on-site restaurant.
• The rooms are very cramped - noisy neighbors - very dirty carpets.

“Although the hotel staff in lobby were very kind and accommodating, I was not impressed with the hotel room. Old-fashioned bed covers, too busy, noisy neighbors, the street noise and the old and dirty carpets were real turn-offs.”

• The lobby looked old, but they are remodeling soon.

“Lobby looked old, rooms looked good, staff was okay. Could have been better helping with our bags especially since its on a busy street and there is limited unloading time for the parking in front.”

• When there was a chance to make something better, they did.
• I thought the rate was a little high for a hotel under going renovations.

“The Maxwell Hotel was a little slice of heaven amid a crazy Union Square. This relic is currently undergoing renovations but it's all about the location and staff. I think we four will be returning visitors to this pint size piece of hotel glamour.”

“Would not stay here again. The rooms were musty and old. Carpets and window shades were stained and dirty. Beds were old and uncomfortable.”

• Great location right off Union Square.
• Dingy, dark and worn out. Air conditioner sounded like a 737 jet.

“Do not stay here until the planned refurbishment is complete. The hotel will be renamed at this time.”

• The restaurant Max's attached to the property was great!
• It was overall a total disappointment. I even got 2 spider bites from the dingy rooms.

“Not a good experience. The best part was the restaurant attached and the location. It was dirty, old and not boutique in any sense of the word.”

“Run down, old, small rooms. The only redeeming quality is the outstanding location. Once this place is renovated, it will be amazing.”

• Friendly staff.
• Ugly carpet stains, ugly stained carpet, tile from the 80s, cracks in walls, small TV.

“Conveniently located with friendly staff. My carpet had ridiculous stains, cracked walls, small TV, and had little room to take a shower. Air conditioning was provided by a window unit. If you like action, you'll love the sirens of the ambulance that parks in front of the hotel.”
