  • Location.
  • They asked us to not leave the air conditioner on and we understood why but would have been nice to return to cool room.

“Great location to everything in downtown Kona. Staff very friendly and helpful. Wonderful view of the sunset from balcony.”

  • Excellent staff.
  • Additional charge for parking.

“The staff was efficient and friendly and the room was comfortable. I had a great view of the ocean and the pool. There was an air conditioner in the room, but with the door open and the fan on it was incredibly temperate. Very close to downtown Kona (great restaurants and shops) - I walked there in about three minutes.”

  • We just needed a place to sleep and store our things and this suited our needs.
  • The look of the hotel is very outdated.

  • Basically, I would have liked the price, but the place ed.
  • The shower head was at about 5'5". I am 5'10".

“Upon entering the room the place seemed poorly kept. The included "mini-fridge" 1.5 cuff. Was there, but "they didn't say the appliances worked" as I have been told by slum landlords in the past. Ok, I did not approach the hotel staff about that, but I really just wanted to get out of there as fast as possible. Good riddance. Clearly they could use the business - it seemed under occupied.”

  • Decent location.
  • Additional charges for parking are an insult!

“Decent location and friendly housekeepers. I fail to understand the additional charge for parking for paid hotel guests. If anything, just roll it into the total cost. Just to show that they'll do anything to get more money off you.”

  • Restaurant attached to hotel has a great breakfast.
  • Two flimsy bath towels and small pillows.

“Great price if you need a place to stay for one night if your on the island a day early. They didn't charge for third person in room which most of the Kona coast hotels do.”

  • Staff was very friendly and attentive. Very clean, yet older facility. Ocean views.
  • Motorcycle convention in town made it a bit noisy because of the location of the tower room- but we were moved poolside when complained.

“This is an older facility- but very clean with super friendly staff. The grounds are very pretty and lush-the way I expected Hawaii to look. The pools have weird hours (9-6) but we had enough to do that our kids didn't really care. Very close to everything in town. Pretty deck overlooking the ocean open until sunset. You will need a car rental to do anything out of town- and you want to explore outside of town!”

  • Location is Great considering your by the Ocean and near most of the activities.
  • Looks Run down, seems like a lot of tiling work was done by just anyone, and had ant problems.

“As my family and I showed up we didn't care too much for the hotels curb appeal. We noticed that it seemed run down but we figured we were there for just one night and that we can deal with it. Once we checked in we noticed the views from the location which was pretty nice. As we entered the rooms we noticed that the tile work wasn't very appealing and the bathrooms were very dull. We did have a problem with ants coming through the Bathrooms. Overall I would say that the Hotel is in a great location but it needs to work on updating the place. I just spent one night there and then went to Paniolo Greens at Waikoloa Village for 10 days; Paniolog Greens is a better Value than Kona Seaside the only reason why I stayed at Kona Seaside was because I ended up arriving a day earlier than what I had reserved at the Greens and they didn't have any rooms available. Bottom Line You can get more value for your money if you keep looking.”

  • The hotel was easy to get to. Maids were prompt in cleaning the room.
  • There were a few thing that I didn't like, 1st the shower. I nearly got second degree burns from it, couldn't regulate. Second the A/C was very noisy.

  • Excellent location, clean.
  • Could use a little updating.

“Hotel is in the heart of Kona, HI... easy access to downtown shops, restaurants and the ocean. Small beach nearby and several historic and tourist locations well within walking distance.”

  • Really old furnishings, had to pay to park at the hotel.

“Koan Seaside is okay for a short stay. We were told that we had a pool view room with two queen beds. We had a lovely view of part of the garden and the cracked edges of the patio leading to nowhere with two really short double beds. The rooms are tiny and you have to pay $6.00 extra per day to park in the hotel parking lot. Free parking is a block away and is shared with all the shopping areas in town, while the hotel parking lot was 2/3rds empty most of the time.”

  • Convenient location to shopping.
  • Parking situation is bad, no amenities such as iron, coffee maker.

“The location of the Kona Seaside may outweigh some of the downside of this hotel. The location in only one block or less to the shops and several good eating places. This hotel reminds me of a Motel 6 on the mainland in the 1980's. There is not a coffee maker in the room, no iron and a loud window air conditioner in both of the rooms that we stayed in. The parking passes were all sold out by the time we were able to check in and had to park about a 1/2 block away and even this is questionable if I would be able to get a spot there due to availability. But like I said location may be everything for some people. For us this was a below average stay in this hotel.”

  • Nothing fancy, but certainly met my needs. Very reasonable price.
  • No lanai, but a good view of the harbor.

“Good basic hotel. Clean and comfortable. Good location. Unfortunately one swimming pool was closed during a portion of my stay.”

  • Leaving.
  • Not enough parking for guests, had to move car many times to avoid tickets, towing.

“Hotel is okay, but there is no parking. Nightmare, trying to find one-spent most of the time cruising parking lots. Also, if you are elderly there is a long, long walk to get to and from your room, as all the gates are kept locked. Fine, but the guests should have a key to the gates so they can get out without walking a quarter mile carrying all your luggage. Overall, crappy hotel. Do not pay more than 50 bucks for it.”

“The hotel was in a good location. But hard to find a place to park. There is limited parking at the hotel, thus they also have a public parking lot nearby for the hotel people to share with the public. Unless you are finding a parking place either very early in the am or late at night it is difficult to find a spot. I drove around about 4 times before I was able to get a spot.”
